March Homes Sales Stay Flat but Prices Rise in Fridley

Minneapolis Area Association of Realtors (MAAR) figures compare March 2013 with March 2012.

For the 13th consecutive month, the Twin Cities’ median home sales price rose, continuing a sustained rebound for the metro area’s housing market, local real estate associations reported Wednesday. An increased number of pending sales and new listings of traditional, non-distressed properties were other signs of the housing market’s mini-boom. In March, the Twin Cities’ median sales price was $176,000, up 17.4 percent from the same period a year ago, according to the Minneapolis Area Association of Realtors (MAAR). Fridley In Fridley, the median sales price in March 2013 was $153,500, an increase of 22.8 percent over March 2012. Median Price of Fridley Home Sales Rose 5.8 Percent in 2012

But Twin Cities inventory is at 10-year low. In Fridley at year's end there were 98 homes for sale—down from 151 at the end of 2011.

Realtors say 2012 has been, and 2013 will likely continue to be, the closest thing to a boom market the Twin Cities region has seen in almost a decade: Prices are up—in some cases, spectacularly—the average amount of time homes spend on the market is way down, and the number of foreclosures, which tend to depress prices overall, has fallen considerably. Fridley House That 'Jane Doe' Occupied Has 'SOLD' Sign

Tammy Thomas trespassed during her stay there, prosecutors say. A pending deal would transfer the property—legally.

A purchase agreement is pending and a closing is set for the Fridley house where prosecutors say Tammy Thomas, formerly known as Jane Doe, set up housekeeping illegally. That's according to real estate agent Richard Bandimere of Keller Williams Classic Realty, who said Friday that to his knowledge Thomas did not make "lasting improvements" to the house. A "SOLD" sign on the corner of East River Road and Rice Creek Way NE indicates that Thomas' alleged escapades didn't hurt Bradley Olson and Gregory Olson's ability to sell the house they were fixing up. The current top price is $449,900, for a five-bedroom, three-bathroom house at 1420 Rice Creek Road NE.
